What Every FSBO Homeowner Truly Wants

Your Mission: You want to sell your home, maximize your profit, and avoid unnecessary expenses.

Your Concern: You’re trying to save commission fees, but you're also hoping to avoid stress, mistakes, and regret.
The Truth: While FSBO sounds like an opportunity to save money, many homeowners end up discovering the true cost lies in lost value, stressful negotiations, and unexpected hurdles.

Your Home Deserves the Best Outcome:
That’s why I’m here, to guide you to the best possible outcome.

Do I really need to hire a Realtor?

That’s a great question, and you’re not alone in asking it. The truth is, selling a home is one of the largest financial transactions most people make. And while commission is a cost, it’s also an investment in doing it right.

Most sellers I work with want to feel confident that they’re not leaving money on the table or getting overwhelmed by the process. My job is to protect your equity, minimize your stress, and help you walk away with the best possible outcome.
From pricing strategy, staging, marketing, negotiating, and handling every detail to closing, I will guide you through it all so you’re never left guessing. Sellers who work with an experienced Realtor often sell faster and for more than those who go it alone.

So while commission is a cost, it’s also peace of mind, and the potential for a higher net result. You don’t have to do this alone. I’m here to make sure you do it right.

The Problems FSBO Sellers Face

  • Finding serious, qualified buyers.
  • Negotiating effectively with professionals.
  • Managing contracts, disclosures, inspections, and deadlines.
  • Understanding appraisal values and market shifts.
  • Handling legal risks and potential liabilities.

  • Overwhelm from trying to manage a complex transaction.
  • Fear of making costly mistakes.
  • Doubt over whether you're pricing and marketing correctly.
  • Anxiety about negotiating against seasoned buyer agents.
  • Frustration when deals fall apart unexpectedly.

Understanding Markets

Knowing current market conditions can help sellers have realistic expectations of potential buyers' timelines and how to counteroffer. In the spring of 2025, the explosion of homes for sale moved us from a balanced market to a buyer's market.

Sellers Market:
In a sellers market, there are more buyers than homes for sale. With fewer homes and more buyers, homes sell quickly. Prices are likely to increase, and multiple offers are common. This gives the seller greater negotiating power.
Balanced Market:
There is an equal balance of buyers and sellers, leading sellers to often accept reasonable offers. Homes sell within a reasonable timeframe and prices remain stable.

Buyers Market:
There are more homes available than buyers, giving buyers more choice and greater negotiating power. Homes may stay on the market longer, and prices tend to be less stable or dropping.

The Buyer’s Reality Has Shifted in 2024

With 2024’s new National Association of Realtor's (NAR) regulations, most buyers are signing Buyer Broker Agreements.

Even if you find a buyer on your own, many will request that you pay the buyer’s broker commission.

So while you may feel you’re avoiding commission fees, you're still often paying part of it, without gaining any professional guidance.

Why do buyers work with Realtors?

Realtors provide valuable resources to buyers helping with everything from:

  • Researching properties
  • Expertise of the area, homes & schools
  • Knowledge of the market
  • Knowledge of the process
  • Network of preferred vendors: Inspector, Lender, Title Company, Insurance Company
  • Writing & negotiating the contract
  • Holding escrow in a secure account

The Hidden Risks of Selling Alone

  • Negotiations handled by the buyer’s agent will often favor the buyer.
  • Inspection issues can create price reductions or cause deals to fall apart.
  • Appraisal gaps may lead to stressful renegotiations.
  • Financing delays or denials can kill deals last minute.
  • Complex contracts leave you legally exposed if not handled properly.

You don’t have to carry this burden alone.

The Cost Of Selling Alone

Let’s take a moment to focus on where FSBO sellers often lose money, not just in commission savings, but in net proceeds, negotiation, inspection repairs, appraisal gaps, legal risks, and deal fallout.

Even small mistakes here can cost thousands. My job is to help you avoid every one of those mistakes.
Every home sale is unique, which is why I create a fully personalized plan for every seller I work with. We’ll walk step-by-step through pricing, preparation, marketing, negotiations, and closing.

My job is to simplify the process, protect your equity, and make sure you walk away with peace of mind.
Because the risks feel heavier than the savings.

According to NAR, FSBO homes sell for approximately 17% less than agent-listed homes.

Most serious buyers are represented by a Buyer’s Agent, who will still expect you to pay their commission under 2024 NAR rules.

Unrepresented buyers are often bargain hunters or unqualified, leading to more wasted time and failed deals.
